Ikorodu is a fast-growing city and local government area (LGA) in Lagos State, sitting along the northern edge of the Lagos Lagoon roughly 37 km from central Lagos, bordering Ogun State to the north. For renters and buyers it has become one of the mainland's most important value frontiers: you get noticeably more space for your money than in Lekki or Ikeja, served by a growing transport network. This guide covers where Ikorodu sits, its sub-areas, indicative rents and prices, transport, and the live listings there now.

Quick answer: Ikorodu is its own LGA in Lagos State, covering about 345 km² on the north shore of the Lagos Lagoon. It is best known for affordability — self-contains, mini-flats, 2–3 bedroom flats, terraces and plots of land cost far less here than on the Island. Expect a wide spread between developed hubs (Agric, Ebute, Odogunyan) and outer towns (Imota, Ijede, Igbogbo). Price ranges below are indicative — always check live listings.

Where exactly is Ikorodu?

Ikorodu lies on the Lagos mainland to the north-east of the metropolis, hugging the Lagos Lagoon on its southern side and meeting Ogun State to the north. It is the heart of the historic Ikorodu Division, which also takes in nearby towns such as Igbogbo, Bayeku, Ijede, Ibeshe, Imota and Isiu. In 2003 the LGA was divided into five Local Council Development Areas — Ikorodu North, Ikorodu West, Igbogbo/Bayeku, Ijede and Imota — which is why you will see these names used as addresses. The whole division is one of the fastest-growing part-exurbs of Lagos, which keeps pushing new housing estates outward each year.

Indicative rents and prices by area

Ikorodu's biggest draw is price. The figures below are broad, indicative bands — the exact rent or asking price depends on the estate, the finish, how new the building is and how close it is to a main road. Use the live listings above for real, current numbers.

The sub-areas you should know

Ikorodu is large, so narrowing down a neighbourhood matters as much as the town name. A few of the places you will see on listings:

  • Ebute & Ikorodu town centre — the old commercial core near the lagoon and the Ipakodo waterfront, busy and central.
  • Agric, Itamaga & Sabo — densely built-up residential belts close to the main road, with plenty of flats and self-contains.
  • Odogunyan — towards the industrial zone, a magnet for newer estate developments and land.
  • Igbogbo & Bayeku — quieter, more spacious, popular for houses and plots of land.
  • Ijede & Imota — outer towns with the lowest land prices and a rural feel; Imota hosts the large state rice mill and Caleb University.

Transport and access

Access is the single biggest factor in Ikorodu's rise. The Ikorodu–Mile 12 corridor is the main artery into the rest of the mainland, and the Lagos BRT (bus rapid transit) was extended along it, giving a dedicated bus route between Ikorodu and Mile 12 with onward links towards Ikeja, Yaba and the Island. For those who prefer the water, the lagoon ferry from the Ipakodo/Ikorodu jetty offers a faster ride to the Island, bypassing road traffic. Within the town, shared buses and tricycles cover the residential belts. When comparing areas, weigh how close a property is to the main road or a BRT point — it affects your daily commute and resale demand.

Costs to budget for beyond rent

As anywhere in Lagos, the headline rent is not the full cost. Plan for an agency fee and (where applicable) a legal/agreement fee, a caution deposit, and in many buildings a service charge for shared power, water and security. Many Ikorodu homes sit in gated estates where estate dues cover roads and generators, while standalone houses may mean your own borehole and backup power. For land and off-plan purchases, confirm the title (a registered survey and, ideally, a Governor's Consent or C of O) and verify the seller before paying anything. Always confirm the specific terms on each listing.

Who Ikorodu suits

Ikorodu makes the most sense when space and affordability outrank a short Island commute: young families priced out of Lekki, first-time buyers, mainland-based workers, and investors buying land in the path of growth. If your job is on Victoria Island or Lekki and you cannot use the ferry or BRT, factor the commute honestly before committing. For everyone else, it is one of the best value propositions in Lagos right now.

Frequently asked questions

Which local government is Ikorodu in?

Ikorodu is its own local government area within Lagos State. Since 2003 it has also been administered through five LCDAs: Ikorodu North, Ikorodu West, Igbogbo/Bayeku, Ijede and Imota.

Is Ikorodu cheaper than the rest of Lagos?

Generally yes — rents and land prices are well below Island areas like Lekki or Victoria Island, and typically below central mainland hubs such as Ikeja. The exact gap depends on the sub-area and finish, so compare the live listings for a true picture.

How do you get from Ikorodu to the Island?

By road via the Ikorodu–Mile 12 corridor and the BRT, or by lagoon ferry from the Ipakodo jetty, which avoids road traffic and is often the quicker option at peak times.
