You earn in pounds or dollars and spend in naira. Money leaves your account, lands in someone's personal account, and eighteen months later nobody can tell you what was spent on the build, what went to family, or what the whole thing actually cost you. This fixes that.
The ledger outlives the project. That's the point.
Plenty of companies will move your money. Some will even move it cheaply. Very few will hand you, three years later, a complete and categorised account of what you spent, who received it, what rate you got and what it was for.
That record is what you need when you want to know your real return. When a sibling asks what happened to the money. When a tax adviser asks you to evidence source and use of funds. When you sell and need to prove your cost base. When you want to repatriate proceeds and someone asks how the money came in.
Transfers are a service. The ledger is the asset. We built the payment side because you can't produce an honest ledger from transactions you didn't capture — not the other way round.
These are the eight problems diaspora owners describe over and over. Not one of them is solved by a cheaper transfer alone.
The World Bank tracks this properly, and the numbers are worse for Africa than most people assume.
Enter what you expect to move over your project and compare the all-in cost.
One record per project, kept separate — so the build, the rental and what you send your mother never end up in the same undifferentiated pile. Switch between them below.

Payment execution runs through licensed partners. The record is ours, and yours, permanently.
Apartments Global Limited is not a bank, a payment institution, a money transmitter or a licensed financial services provider, and we do not hold client funds. Moving or holding customer money engages payment-services, e-money, anti-money-laundering, consumer-protection and foreign-exchange obligations that a property platform is not entitled to sidestep.
All quotation, execution and settlement is performed by licensed banks, licensed payment institutions or regulated money-transfer partners, under their own regulatory permissions and their own terms. We will name the partner handling your transfers before you commit, and your funds relationship is with them.
What we provide is the ledger, the categorisation, the controls and the record — the layer that sits above the payment and turns a pile of transfers into an account you can actually use. That is a software and record-keeping service, not a financial one.
Be sceptical of any property platform that offers to hold your money itself, or describes an in-house "escrow" without naming a licensed institution behind it. That is precisely the arrangement that has cost diaspora buyers the most.
The ledger is cheap on purpose — we would rather you keep good records than not. Payment execution is priced separately and transparently.
We're onboarding owners in stages as licensed partner arrangements are confirmed corridor by corridor. Tell us where you send from and we'll come to you when your route is live.
We'll be in touch when your corridor is live, and we'll tell you honestly whether we can improve on what you're paying now. If we can't, we'll say so.
Including the ones with uncomfortable answers.
No. We are not a bank, payment institution or money transmitter, and we do not hold or move client funds ourselves. Quotation, execution and settlement are done by licensed banks, payment institutions or regulated transfer partners under their own permissions. We provide the ledger, the controls and the record. You should treat any property platform that offers to hold your money in-house with real suspicion.
Because a cheap transfer saves you a few percent once, and a good record saves you repeatedly — when you calculate your actual return, when you need to prove your cost base on sale, when a tax adviser asks you to evidence source and use of funds, and when a family member asks what happened to the money. Transfers are a commodity. A permanent, categorised account of a decade of spending is not.
Yes, and it's one of the main reasons people want this. Each project gets its own ledger, and family support sits in its own record entirely. The demo above shows all three side by side. It matters more than people expect: without the separation you cannot honestly calculate what your property cost, and family conversations about money get considerably harder when nobody can point to a record.
Sometimes, and sometimes not. If you already use a good digital provider you may be close to what's achievable — the World Bank puts digital channels at around 3.65% on small transfers, well below banks at 9.50%. What we will always do is show you the mid-market rate, the rate offered and the margin in cash before you confirm, so you can judge. If we can't improve on what you're paying, we'd rather tell you than take the subscription.
Because "I sent ₦4.2 million to my cousin's account for the roof" is not a record of a roof. It's a record of a transfer. When the roof turns out not to be done, or costs more, or a dispute arises, you need a payment tied to a named business, a scope and an invoice. It also makes documenting source and use of funds vastly easier later.
Yes, on Ledger Plus and above. You can grant view-only or approval rights to a spouse, sibling, adviser or accountant, and every action is logged. Owners with approval thresholds often give a family member in Nigeria the ability to raise a payment while retaining approval themselves.
It helps you evidence how funds came in and what they bought, which is a necessary foundation. It is not a substitute for the correct capital-importation documentation at the time you bring money in — and getting that wrong is one of the most expensive mistakes diaspora buyers make. We'd point you to proper advice on that before you transfer, not after.
We're onboarding in stages as licensed partner arrangements are confirmed corridor by corridor, starting with the highest-volume routes into Nigeria. Join the waitlist and tell us where you send from — we'll come to you when your route is live rather than take money for something you can't yet use.
Apartments Global Limited is not a bank, payment institution, money transmitter, e-money issuer or licensed financial services provider, and does not hold or move client funds. All payment quotation, execution and settlement is carried out by licensed and regulated third-party partners under their own permissions and terms, which will be disclosed to you before you transact.
This page is information, not financial, tax or investment advice. Nothing here is a recommendation about how or when to move money, or a quotation for any transfer.
Remittance cost figures are third-party data. Percentages cited are drawn from the World Bank's Remittance Prices Worldwide database — a global average of 6.36% for Q3 2025, a Sub-Saharan Africa average of 8.78%, banks at 9.50% and digital providers at 3.65%. That methodology measures the cost of sending US$200 and is not representative of pricing on large transfers. Figures are updated quarterly and change.
Exchange rates move constantly. Any rate shown in the calculator or elsewhere on this page is illustrative. Actual rates and costs are quoted by the licensed partner at the time of transfer and are valid only for the period stated in that quote.
The ledger is a record-keeping tool, not an accounting or tax service. It is designed to make your accountant's job easier, not to replace them. We do not prepare or file tax returns, and you remain responsible for your tax obligations in Nigeria and wherever you are resident.
Capital importation documentation is separate and time-critical. Evidencing how funds entered Nigeria properly at the point of transfer affects your ability to repatriate proceeds later through official channels. Take specific professional advice before you send, not after.
