BROWSE BY CITY

Nigerian property, city by city β€” and area by area.

Most listings on this platform sit in Lagos and Abuja, so those two get proper area breakdowns rather than a name and a link. For everywhere else we tell you honestly how much inventory there is before you click.

πŸ“ Where our listings actually are

Being straightforward about coverage. The overwhelming majority of property listed on Apartments.ng is in Lagos and Abuja. Port Harcourt, Ibadan, Benin City, Enugu, Kaduna, Kano and Aba all have listings, but far fewer β€” and on any given day a search there may return very little.

We would rather say that than have you click seven city links and find six of them nearly empty. If you own property in a city we cover thinly, listing it is free and you will have unusually little competition.

Find an area

Type a district, estate or neighbourhood β€” Lekki, Maitama, Gwarinpa, GRA.

β€”

The two cities with real depth

Lagos and Abuja between them carry almost all of the inventory, and they behave completely differently.

πŸŒ†

Lagos

Lagos State Β· commercial capital
Best coverage

The deepest property market in the country and the one that moves fastest. The fundamental split is Island versus Mainland β€” not just geography but two different price structures, two different commutes and, increasingly, two different buyer profiles. Short lets concentrate heavily on the Island, particularly along the Lekki corridor.

Lekki corridor β€” established & growing

Local issues worth knowing. Consent and registration on an assignment in Lagos typically runs around 3–5% of value, higher than the FCT. Parts of the Lekki–Ajah corridor flood in heavy rain, and drainage varies sharply between estates a few hundred metres apart. Omo onile claims are most active along the Lekki–Epe axis, so land there needs community enquiry as well as a registry search. And traffic on Lekki–Epe genuinely determines quality of life β€” a twenty-minute journey at eleven in the morning can take well over an hour at six.

Abuja

Federal Capital Territory Β· administrative capital
Strong coverage

Planned, lower-density and generally easier to move around than Lagos, with a market driven by government, diplomatic and corporate demand. Land is a much larger share of what trades here than in Lagos, and plot sizes are bigger. Title is administered by AGIS rather than a state registry, which changes the process meaningfully.

Growing & more affordable

The thing most Abuja buyers miss. Karu, Nyanya, Mararaba and Masaka are commonly described as Abuja and are physically continuous with it β€” but they sit in Nasarawa State, not the Federal Capital Territory. That is a different land administration entirely, with different documents, a different registry and different costs. If a listing says Abuja and the address says Mararaba, establish which authority actually holds the title before you go further. Consent and registration in the FCT itself typically runs around 1–3%, lower than Lagos.

Other cities

Real listings, fewer of them. Coverage labelled honestly so you know what to expect.

πŸ›’οΈ

Port Harcourt

Rivers State
Some listings

An oil and services economy, which makes the market more cyclical than Lagos or Abuja β€” corporate demand for both housing and office space tracks the sector closely. Old GRA and New GRA are the established residential addresses; Trans-Amadi is the industrial and commercial spine.

🏘️

Ibadan

Oyo State
Some listings

Geographically vast and markedly cheaper than Lagos, which has made it a genuine option for people priced out of the Lagos market and willing to commute or relocate. Plot sizes are larger for the money than anywhere else within reach of Lagos.

πŸ™οΈ

Enugu

Enugu State
Some listings

A long-standing regional centre for the south-east with a steady residential market and significant diaspora buying β€” a large share of purchases here are made by people living abroad, which makes independent verification and remote inspection unusually important.

🏒

Benin City

Edo State
Limited listings

A steady residential market at prices well below the major centres, with notable diaspora activity. Land documentation in Edo State has its own conventions, so local legal advice matters more than usual.

Key areas

πŸ•Œ

Kano

Kano State
Limited listings

Among the largest cities in the country and the commercial centre of the north, with a substantial market that is under-represented on most national property platforms β€” including, currently, this one.

🏭

Kaduna

Kaduna State
Limited listings

An administrative and educational centre with a long-established residential market, and a state that has invested in digitising its land registry β€” which can make title checks more straightforward here than in some larger markets.

πŸ›οΈ

Aba

Abia State
Limited listings

A manufacturing and trading city where commercial premises and mixed-use property drive the market more than residential does. Demand is closely tied to the trading economy around Ariaria.

Cities we don't cover properly yet

We would rather list these as gaps than pretend otherwise. There is real property activity in all of them and very little of it reaches this platform. If you own or represent property in any of these, listing is free β€” and you would be close to the only one there.

Common questions

Because that is where the listings are. Writing an equally long guide to a city with a handful of properties would look thorough and help nobody. As coverage grows elsewhere, those sections grow with it β€” we would rather the page reflect reality than aspiration.

Not administratively. Karu, Nyanya, Mararaba and Masaka are physically continuous with Abuja and people live in them and work in the FCT β€” but they fall within Nasarawa State, which has its own land administration, its own registry and its own documentation. This matters a great deal for title. If a listing says Abuja and the address is in one of those places, establish which authority holds the title before proceeding.

Consent and registration on an assignment in Lagos typically runs around 3–5% of value, against roughly 1–3% in the FCT. On a ₦100m property that difference is a few million naira, and it is frequently left out of budgets until completion. Factor it in at the offer stage rather than discovering it later.

Yes, and please do β€” listing is free. Some cities have properties on the platform without appearing as a browsable option, which is a gap on our side rather than yours. If you list somewhere we don't yet cover, tell us and we will add the city to the browse options.

Listings are published by owners and agents, and appearing here is not the same as having been independently checked. That applies everywhere but matters most where you are buying remotely β€” which describes a large share of purchases in Enugu, Benin City and Owerri in particular. Our verification and remote inspection services exist for exactly that situation.
