Why most buyers here want an estate

In Nigeria a gated estate isn't a luxury preference — it's how you get services that don't reliably arrive on their own. That's why estate homes hold value and let more easily.

🔒

Security

Controlled access, perimeter fencing and manned gates. The single biggest reason families choose estates over standalone homes.

⚡

Power that works

Estate generators, inverters or solar with shared infrastructure — far more reliable than arranging it yourself unit by unit.

💧

Water & drainage

Boreholes, treatment and proper drainage maintained centrally, instead of every household solving it alone.

🛣️

Internal roads

Paved, drained and maintained estate roads — which matters enormously in the rainy season.

🏊

Shared amenities

Pools, gyms, playgrounds and green space that individual homes rarely justify on their own.

📈

Easier to resell and let

Estate addresses are familiar to buyers, tenants and lenders — which usually means a shorter sale and a wider pool of interest.

Brand new, or an existing estate?

Both are good buys for different reasons, and the form below lets you say which you'd consider — or both. Here's the honest trade-off.

🚧 New build & off-plan

Buying into an estate under development, or a newly completed one.

In your favour
  • Lower entry price than completed units, especially early
  • Payment plans spread over the build period
  • Modern layouts, new fittings, nothing to renovate
  • Choice of unit, position and sometimes finishes
Be realistic about
  • You're buying a promise — delivery can slip
  • No rental income until it's finished
  • Amenities may arrive later than the brochure suggests
  • Developer track record matters more than the renders

🏢 Existing estates

Buying a completed home in an established, occupied estate.

In your favour
  • You see exactly what you're buying, today
  • Move in or let it immediately — income from day one
  • Amenities, security and management already proven
  • Neighbours and service charge history you can check
Be realistic about
  • Higher price per square metre than off-plan
  • Usually needs full payment or a mortgage, not instalments
  • May need updating or repairs
  • Title history needs checking carefully

Where the estates are

The areas buyers ask us about most. Tick any of these in the form and we'll cover them all.

Lagos

The Lekki–Ajah axis dominates new estate development, with established estates across the mainland.

Abuja (FCT)

Planned districts with strong estate development, from prime central zones to fast-growing suburbs.

What happens after you register

No cold-calling, no pressure. Here's the actual process.

1

We read your brief

A person reviews what you're looking for — not an algorithm firing off generic listings.

2

We match you

We come back with estates and units that genuinely fit your areas, budget and type — and tell you if nothing does.

3

You view

Arranged inspections, or video walk-throughs if you're abroad, so you see it properly before deciding.

4

We check before you pay

Title, developer track record and estate documentation reviewed before any money moves.

Before you pay a deposit

Estate purchases go wrong in predictable ways. These are the checks that matter, and we do them.

📄

Title & documentation

C of O or deed position, the estate's own title, and whether Governor's Consent has been or can be obtained. Many estate purchases stall precisely here.

🏗️

Developer track record

For off-plan, what the developer has actually delivered before — completed estates, on time or not. Renders tell you nothing; delivery history tells you everything.

🛡️

The real running costs

Service charge, estate levies, power costs and what's actually maintained. A cheap unit in an estate with high or badly-run charges isn't cheap.

Common questions

Straight answers before you register.

No. Registering your requirements is free and puts you under no obligation to buy anything. Where fees apply to a specific service or transaction, we tell you clearly before you commit to it.

No. We contact you about properties matching what you told us, and you can tell us to stop at any time. To find you matches we may share your requirements with relevant developers, agents and estate sellers — that's what the consent box covers, and it's how matching works.

Yes, and many of our registered buyers are. Tell us where you live in the form and we'll arrange video walk-throughs and handle inspections and checks on the ground. If you're buying from overseas, sort your banking documentation before transferring funds — it matters a great deal for getting money out later.

It can be, and payment plans make it far more affordable — but you're buying a promise, so the developer's delivery record is the thing that matters most. We check what a developer has actually completed before, and we'd rather tell you a deal looks risky than earn a commission on it.

We'll say so honestly, and tell you what your budget does reach — often a different area, a smaller unit, or an off-plan payment plan rather than a completed home. That's more useful than being shown things you can't buy.
