You're abroad. Someone tells you the roof is on, the land is clear, the tenant moved out and everything is fine. We go and look — and send you GPS-tagged, time-stamped, unedited video evidence with a signed report. So you know, instead of hoping.
Evidence you could show a lawyer, not reassurance on a phone call.
Nine standard inspections, each with a defined methodology so you get the same evidence quality every time. Prices shown are for Lagos and Abuja — other cities carry a clearly stated travel cost.
Does the plot exist, where the survey says it is? We locate the coordinates, walk the boundary, and record what is actually standing on it — including anyone else's structures or signage.
Before you commit to a completed house or apartment: structure, roof, finishes, plumbing, electrics, water, power arrangement and visible defects, room by room.
Is the work you're paying for actually done? Stage-by-stage verification against the schedule, so you release the next payment on evidence rather than a phone call.
An independent condition record at handover and at exit, with dated photographs of every room — the evidence that settles deposit disputes before they start.
Your empty property, checked. Doors, windows, gates, signs of forced entry, squatting, encroachment, illegal occupation or unauthorised building work.
After heavy rain or a storm, an urgent damage assessment with dated evidence — the record you need for repairs, tenants, or any insurance claim.
You've inherited property you may never have seen. We establish what physically exists, its condition, who is occupying it, and what state it's in today.
What the listing photos never show: the approach road, drainage, flooding history locally, distance to main roads, and what the surrounding area is genuinely like.
For off-plan buyers: is the estate being built? Site activity, completed units, infrastructure progress, and how it compares to what the marketing promised.
Anyone can send you photographs. The difference is a standard — the same eleven elements in every inspection, every time, whichever inspector attends and whichever city you're in. This is what makes an inspection evidence rather than an opinion.
No exceptions, no "we couldn't do that one this time" without it being recorded.
The named individual who attended, with their credentials — accountable, not anonymous.
When the inspection took place, recorded to the minute.
Coordinates captured on site, so the evidence is tied to a place, not a claim.
How the inspector reached the property, including road condition and access.
A single unbroken segment. Not clips, not a cut. You see what the camera saw.
The same defined checklist of shots every time, so inspections are comparable.
Whatever you asked us to check, answered directly and individually.
What the person on site actually noticed — labelled as observation, not fact.
What could not be seen, entered or reached, and why. Always stated.
Signed by the inspector and the company, so it can be relied on and traced.
Files recorded so later alteration is detectable — the report you receive is the report that was made.
Choose what you need and where. The price updates instantly — including any travel cost — with no details required from you.
Everything below is a fixed fee. We confirm it in writing before we attend.
One inspection tells you about one day. If you own property here and live elsewhere, regular eyes are what actually protect the asset.
Empty or unoccupied property
One inspection every month. Enough to catch encroachment, squatting, break-ins or damage while they're still cheap to deal with.
Let property or active site
Two visits a month. Suits a property with tenants, an ongoing build, or anywhere you want a closer eye than monthly.
Long-term owners abroad
Four scheduled inspections across the year plus a consolidated annual condition report — what changed, what's deteriorating, what needs budgeting for.
Building from abroad is where most diaspora money is lost — almost always because payments were released against promises rather than verified progress. Bundle the visits to your build stages and pay less per inspection.
| Bundle | Typical stages covered | Price | Saving |
|---|---|---|---|
| 4 visits | Foundation · lintel · roofing · finishing | ₦305,000 | Save ₦35,000 (10%) |
| 6 visits | Adds oversite concrete and plastering stages | ₦450,000 | Save ₦60,000 (12%) |
| 8 visits | Full stage coverage through to handover | ₦575,000 | Save ₦105,000 (15%) |
Bundles are for Lagos and Abuja. Elsewhere, the travel cost is added once per visit and confirmed upfront.
We are honest about coverage. If we can't do a proper job somewhere, we'll say so rather than send someone unfamiliar with the area and charge you for it.
Our core coverage, with inspectors across both cities. Standard scheduling, and priority slots available for urgent work.
Port Harcourt, Ibadan, Abeokuta, Benin City, Enugu and Kaduna. Regular coverage with a fixed, stated travel cost.
We cover most of the country, but distance and access vary a great deal. We quote the travel cost before you commit — and tell you if we genuinely cannot reach it.
From booking to evidence in your inbox, usually within a week.
Address or coordinates, what type of inspection, and the specific questions you want answered.
We confirm the fee including any travel cost, and a visit date — in writing, within one working day.
A named inspector visits, captures GPS, continuous video, the standard photo set and your specific checks.
Within 72 hours of the visit: signed report, video, photographs and stated limitations, in a tamper-evident file.
A short call to walk you through what was found and what it means — and what you might do next.
Any property, anywhere we cover — whether or not you found it on Apartments.ng. Fixed price confirmed within one working day, and nothing charged until you approve it.
Including the ones with uncomfortable answers.
Yes — that's most of what we do. It doesn't matter whether you found it on another portal, through an agent, from a developer, or a relative sent you photographs. We inspect the property independently and report what we find. We have no interest in whether you go ahead.
No, and it's important not to confuse them. An inspection tells you what physically exists and what condition it's in. Verification checks the documents, the registry, the seller's authority and the legal position. A plot can look perfect on inspection and still be sold by someone with no right to sell it. If you're buying, you generally want both.
Because editing is where remote buyers get misled. Not usually by outright forgery — by careful choice of what to point the camera at and what to leave out. A continuous unbroken segment is much harder to stage, and it lets you see the things nobody thought to highlight.
It's recorded in the limitations section, with the reason — gate locked, occupier refused access, site guarded, area unsafe. You still receive everything that was possible, including external evidence and the approach. We'll tell you what a return visit would cost, and we won't pretend a partial inspection was a full one.
Our reports are digitally signed, dated, GPS-referenced and recorded in a tamper-evident way specifically so they carry weight. Many clients use them in deposit disputes, with developers, and with insurers. What we can't do is promise how any particular tribunal, court or insurer will treat it — that depends on the matter and your lawyer.
Standard scheduling in Lagos and Abuja is typically within 3–5 working days, with the evidence pack within 72 hours of the visit. If you're under pressure to pay someone, mark it urgent on the form — we'll prioritise and usually attend within 48 hours where access allows.
Yes. Our sister platform Apartments Ghana runs the same inspection standard in Accra and across Ghana. If you own or are buying in both countries, we can run them together on one account.
An inspection records what was observable on the day. It is a factual record of what our inspector could see, reach and photograph at that visit. It is not a survey, a structural engineering report, a valuation, or a guarantee about the property's condition, safety or legal status.
It is not a title or document check. Inspection tells you what physically exists. It does not confirm ownership, documents, registry position or the seller's authority — that is a separate verification service, and buying a property generally needs both.
Limitations are always recorded, not hidden. Where access was refused or an area could not be reached, the report says so. Nothing outside the recorded scope should be assumed to have been checked.
Prices shown are fixed fees for the stated cities. Travel costs outside Lagos and FCT are confirmed in writing before attendance. US dollar figures are indicative only and converted at the prevailing rate on the day of invoicing. Prices are current at the date of this page and may be revised.
Reports are evidence, not legal advice. Our reports are prepared to be reliable and traceable, but we cannot guarantee how any court, tribunal, insurer or counterparty will treat them. Take your own professional advice on any dispute.
