The things owners ask us before handing over their keys.

Everything operational: listing and marketing on all channels, dynamic pricing, guest vetting and round-the-clock communication, in-person check-ins and check-outs, cleaning and laundry between every stay, maintenance coordination, power and utility management, and your monthly statement and payout. You pay for utilities, diesel, estate service charge and any repair materials — our time and labour are covered by the fee.

Monthly, to your Nigerian naira account or your domiciliary account. Each payout comes with a statement showing every booking, the gross income, the costs passed through and our 25% deduction. If you live abroad, we can pay to a domiciliary account so you're not converting twice.

Yes — for most of our diaspora owners that's the whole point. You can block dates for personal use at any time. We ask for around two weeks' notice so we don't have to move confirmed guests. We charge no fee on nights you occupy, since there's no income to take a share of. Just bear in mind that blocking December costs considerably more than blocking September.

New builds are a speciality. We'll advise on furnishing and setup that photographs well and suits short-let guests, so your property earns from the first available week. Furnishing costs are yours, but our guidance is free — and if you'd like it handled end to end, our HomeReady short-let package covers furnishing, power backup, internet and a full inventory.

Correct, and it's the fastest way to a bad review in Nigeria. We won't take on a property without a workable backup arrangement — inverter, solar or generator. We monitor it, keep diesel topped up and treat a power failure as an emergency, not a maintenance ticket. Consumption is billed to you at cost. If your property has no backup, we'll tell you what it needs before we list it.

Not all of them do, and some that allow it impose guest registration rules or restrict access. We check the estate's position as part of the free assessment, before you spend anything on furnishing. It's a genuinely common obstacle in Lagos gated estates and much cheaper to discover now than after you've furnished.

We ask for an initial six months so the listing can build reviews and ranking — that's what actually drives your income up, and a listing pulled at month three never gets the chance. After that it's rolling, with one month's notice.

Every guest is vetted and every stay carries a security deposit. We inspect after each check-out, document any damage with photographs, and recover costs from the deposit before it's refunded. Anything beyond the deposit is pursued through the booking platform's own resolution process where the booking came through one.

Not always, and we'd rather say so now than after you've furnished. Short-let carries costs an annual tenancy doesn't — diesel, staff, cleaning, linen, platform fees and faster wear. In quieter areas a long-term tenancy can net more with far less involvement. Our free assessment tells you which is better for your property, and our detailed calculator lets you model it yourself.

About these estimates

The figures on this page are indicative estimates, not projections, guarantees or offers. They are built from achievable nightly rates and occupancy assumptions for each area, and are shown at three scenarios so you can see the range rather than a single flattering number. Your actual income will differ.

Estimates are gross booking income before your own costs. Our 25% fee is deducted as shown, but utilities, diesel, estate service charge, repair materials, furnishing replacement and any applicable consumption tax remain yours. A gross figure is not what lands in your account.

Occupancy assumptions matter more than nightly rate. The scenarios reflect what a well-presented, professionally managed property in that area can realistically achieve. Market-wide averages across all Lagos listings — including poorly presented ones — are considerably lower, and supply has grown rapidly. Presentation, reviews and pricing are what separate the two.

Short-letting is not always the better use of a property. In quieter areas an annual tenancy can net more with far less involvement. We will tell you if that's our honest view of your property.
