From checking whether you can actually build what you want on that plot, through your professional team, independent site monitoring and controlled payments, to a house that's ready the day you land. One team representing you — not the contractor.
Use any stage on its own, or the whole journey.
The person asking you for money should never be the only person confirming the work was done.
Almost every diaspora building disaster has the same shape. A large advance is sent. Materials are requested vaguely. The quote was low at the start and keeps rising. Photographs arrive showing something, but nobody measures whether the work matches the money. By the time confidence collapses, a great deal has been paid and far less has been built.
It is rarely one dramatic fraud. It is the slow consequence of the contractor, the buyer's representative and the person verifying progress all being the same interest — while the person paying is 5,000 miles away with no independent view.
So we start from independence. We represent you, not the build. Our fee doesn't rise when your project costs more, we don't take a margin on your contractor's work, and we would rather tell you a payment isn't justified than keep everyone comfortable.
Two questions and we'll point you to the right starting service — including telling you if it's too early to spend anything with us.
No details needed. You'll get a recommended service and its price.
Most buyers verify who owns the land. Far fewer check whether the land permits the house they have in mind. People routinely buy a plot on a verbal assurance that a duplex is fine, then discover after paying that estate rules forbid it, setbacks make the footprint impossible, or drainage work will cost more than the plot.
A fast check of the things that most often kill a plan: zoning, permitted building types, estate regulations and obvious red flags.
The complete feasibility picture, including a site visit — what you can build, what it will realistically cost, and what has to happen before a single block is laid.
Tick everything you have confirmed in writing — not been told verbally. Runs entirely in your browser.
Tick the items you have confirmed in writing. Anything unticked is a question a Buildability Report answers before your money is committed.
Appointed separately, an architect, engineer and contractor will each make sensible decisions that contradict each other — and the overseas client ends up as the accidental project manager, arbitrating between specialists at midnight. We verify the professionals, standardise the brief, and hold the whole team together.
We verify credentials, write one standardised brief, and come back with comparable proposals — so you're comparing like with like instead of three documents in three formats.
The full professional team appointed and coordinated through to approved drawings — with one point of accountability instead of five people emailing you separately.
Several verified architects work up competing concepts to the same brief. You choose from real design responses to your plot rather than from a portfolio of other people's houses.
We are deliberately not your contractor. We measure work, check materials and workmanship, review variations and recommend whether a payment is justified. A contractor requesting money should not also be the only voice confirming that the work behind that request exists.
Example: 4-bedroom detached duplex, Sangotedo, Lagos
Switch scenarios above. The third is the one that matters — it's what most diaspora builds look like before anyone realises.
Setting-out, excavation, reinforcement, concrete and foundation completion — monitored, measured and photographed at each point.
Frame, blockwork and roofing monitored through to a watertight structure, with measured progress and workmanship checks throughout.
Continuous independent monitoring from mobilisation to completion certification, with the dashboard above kept current throughout.
Most people call us only after confidence has collapsed. We establish independently what has actually been built, what it was worth, what was paid, and what it will cost to finish.
The alternative to sending unrestricted lump sums to a contractor or a relative. Funds are tied to a defined scope, and nothing is released until independent eyes confirm the work behind it exists.
Each payment is tied to a defined milestone and released only after the six gates above. You keep control; we provide the verification and the record.
Framework agreements with verified suppliers, paid directly rather than routing your materials budget through a contractor — with delivery and batch evidence for what arrives.
We do not operate an informal escrow, and you should be extremely wary of any Nigerian property service that does. Holding or moving customer funds engages financial-services, payment, escrow, anti-money-laundering and consumer-protection obligations that a property platform is not entitled to sidestep.
Payments are therefore made through properly licensed banks, payment institutions or trustees. Our role is verification, authorisation workflow and record-keeping — confirming that the work justifying a payment genuinely exists, and documenting your instruction — not acting as an unlicensed holder of your money.
Where a specific arrangement requires a licensed partner we will name that partner to you before you commit, and the terms on which they hold funds will come from them, not from us.
We could promise to deliver your whole build tomorrow. We'd rather not, yet — because guaranteeing outcomes from contractors whose performance nobody has actually measured is how these services fail. We're collecting that data through monitoring first, and we'll tell you honestly which routes are open today.
We prepare the scope, obtain contractor bids, run a like-for-like comparison and manage selection. You contract directly with the contractor, so the commercial relationship stays yours — and our independence stays intact.
You appoint trades and suppliers separately; our project manager coordinates them, sequences the work and holds the programme. Suits clients who want control over who does what without doing the coordinating.
A verified partner takes delivery responsibility under a defined contract. We only introduce partners with monitored performance history on our own projects — which means the list is short, and deliberately so.
A bank, insurer, developer or contractor provides a completion bond or similar guarantee, with us supplying project data and monitoring. This depends on third-party underwriters, so we won't pretend it's live before it is.
Handover gives you a building. It doesn't give you power that works, water you can drink, internet, furniture, a working generator, utility accounts in your name, or someone at the airport. HomeReady closes that gap so the house is genuinely usable the day you arrive.
Defect inspection, deep clean, essential appliances, utilities connected and the property presented to let. Furnished to a durable letting standard, not a showroom one.
Set up to be closed down safely and reopened quickly — with security, power, water treatment and a maintenance schedule that runs while you're away.
Furnished, styled and equipped to the standard guests actually book — including inverter or solar backup, fast internet, linen sets and a full digital inventory.
Set up for permanent living with accessibility considered, reliable power and water, landscaping, domestic staffing support and local utility accounts in your name.
Specified and furnished to the standard corporate tenants and expatriate lets expect, with full appliance packages, security systems and managed servicing.
Everything in retirement-ready plus the relocation layer: school-run logistics considered, domestic staffing, home insurance and airport-to-property arrival support.
See what independent monitoring, payment control and materials procurement would cost on your project — and what that is as a share of your build budget.
Indicative only. Every project is scoped and quoted in writing before anything starts.
Whatever stage you're at — including "I've just seen a plot" or "it's stalled and I don't know what I've paid for." We come back within one working day with a written scope and fixed price.
We'll come back within one working day with a written scope and a fixed price. If what you've described suggests a problem — or that you should wait — we'll say so straight away.
Including the ones with uncomfortable answers.
Because the moment we become your contractor, we stop being the independent party checking your contractor — and independence is the whole value here. We do offer Managed Tender and Construction Management, where you contract with the builder and we represent you. Full turnkey with guaranteed completion needs a real contractor performance record behind it, which we're building through monitoring first.
No. Holding or moving client funds triggers financial-services, payment, escrow, anti-money-laundering and consumer-protection obligations, and we won't run an informal escrow. Payments go through properly licensed banks, payment institutions or trustees. What we provide is the verification that the work exists, the authorisation workflow, and the record — and we'll name any licensed partner before you commit.
Our monitoring, buildability and payment-control fees are what you see on this page, and they don't rise if your project costs more — that's deliberate, because a monitor whose income grows with your budget isn't monitoring. On materials procurement we charge a stated 5% procurement fee. Where any supplier arrangement would also pay us, we disclose it to you in writing before you commit, and you can decline that route and buy direct.
That's exactly what Rescue Plan is for, and most people who call us are at that point. We establish independently what has actually been built, what it was genuinely worth, what you've paid, and what it will cost to finish. Sometimes the answer is that continuing with the same contractor is still cheapest. Sometimes it's re-tender. Occasionally it's stop. You'll get the honest version.
Yes, all of them work standalone. Plenty of clients buy only a Buildability Report before purchase, or only a Rescue report on a stalled build. There's no obligation to take the rest of the journey, and we won't price it as though there is.
Remote inspection records what exists on a given day. Monitoring is continuous and comparative — it measures work against drawings, budget and programme, values it, and recommends whether a payment is justified. Inspection tells you what's there; monitoring tells you whether it's worth what you're about to pay.
Yes — our sister platform Apartments Ghana runs equivalent build-support services in Accra and across Ghana. If you're building in both countries we can run them on one account.
We act as your independent representative, not as your contractor. Except where you separately appoint a partner under Design & Build, we do not carry out construction work and do not assume delivery responsibility for it. Monitoring reduces the risk of paying for work that has not been done; it does not guarantee a contractor's performance, programme or solvency.
We do not hold client funds. Any handling or movement of your money is carried out by properly licensed banks, payment institutions or trustees, on their terms, which we will disclose before you commit. We do not operate escrow.
Buildability reports are advisory and preliminary. They are based on the plot information, estate rules, planning position and site observations available at the time. They are not a planning approval, not a structural or geotechnical report, and not a substitute for a soil investigation or a formal application to the relevant authority. Approval decisions rest with planning authorities and estate managements, not with us.
Cost figures are indicative. Construction cost ranges, HomeReady package prices and estimator outputs are planning estimates, not quotations, and exclude items expressly noted as excluded — commonly power infrastructure and estate development levies. Material prices in Nigeria move considerably. You receive an itemised written quotation before anything is ordered or commenced.
Professionals are independently qualified and regulated. Architects, engineers, surveyors and lawyers introduced through us are separately qualified and carry their own professional responsibility and insurance. We verify credentials and coordinate their work; we do not provide architectural, engineering, geotechnical, valuation or legal advice ourselves.
Turnkey availability is staged deliberately. Guaranteed Completion depends on third-party guarantors and is not currently available. We will not represent a route as live before it is.
