Deal types, explained
What each term means — and where the risk sits. Never let a label replace checks.
- Joint venture (JV) — a landowner supplies land, a developer supplies funds and build, and finished units are split by an agreed ratio (often 60/40). Powerful, but it lives or dies on the agreement: verify title, register the terms, define the sharing formula and timelines, and use a lawyer first.
- Off-plan — buying during construction at a discount to the finished price. The upside is real; so is the risk of delay or non-completion. Check the developer's track record, confirm the title, and prefer staged payments tied to milestones — not full payment upfront.
- Below-market-value (BMV) — priced under its true worth because the seller needs a fast, quiet sale. Genuine BMV exists, but a “too cheap” price is often a red flag for a title defect, family dispute or omo-onile issue. Value independently and verify title fully.
- Distressed deals — bank repossessions, probate sales or owners under pressure. Often strong buys, but they demand the most due diligence: outstanding charges, liens, occupancy and the legal basis of sale all need checking. Insist on clean documents and a lawyer's sign-off.
Across every deal type the rule is the same: verify the title and the seller before money moves. Your own searches, survey, valuation and legal checks decide whether a deal is safe.
How it works — and group etiquette
Members post real stock and co-investment opportunities; the apartments.ng team keeps it clean. A few rules keep it trusted:
- Post real, available plots and properties with clear prices, sizes, locations and title status — no bait listings — and state the deal type plainly.
- Be respectful; no spam, no pressure tactics. Verify before you transfer — never pay for land you have not independently confirmed.
