Most property decisions in Nigeria are made on hearsay — "Lekki is expensive", "Abuja land always goes up", "short-lets print money". We built something better: a live market-intelligence tool that turns every active listing on apartments.ng into real numbers you can act on. Median asking prices by area and bedroom, gross and net rental yields, and a short-let-versus-long-let model — the kind of analysis people pay consultants for, free and updated automatically as the market moves.

The questions it answers

This is the toolkit a property-economics module would hand you, applied to the live Nigerian market:

  • What does a 2-bedroom actually cost here? Median asking prices for every area and bedroom count — to buy, to rent, or per night as a short-let — each shown with the number of listings behind it.
  • Which areas yield the most? Gross rental yield (annual rent ÷ sale price) ranked by area, so you can see where income is strong and where you are really paying for capital growth.
  • What hits my pocket after costs? A net-yield and cashflow model — service charge, voids, management, maintenance and tax — giving you the true cap rate, payback period and total return.
  • Short-let or annual let? Enter an occupancy level and see which strategy nets more, the premium short-letting earns, and the exact occupancy you must sustain to beat a simple yearly tenant.
  • How does price step up with size? Distributions and a bedroom price ladder, so you can spot where the value really sits.

Why you can trust the numbers

Good data earns trust by showing its working. This tool does:

  • Asking prices, stated as such. Figures are current advertised prices, not settled deals — treat them as the top of the negotiating range.
  • Medians, not averages. One mis-keyed or trophy listing can wreck an average; the median reflects the typical listing and shrugs outliers off.
  • Sample size on every figure. Each number carries its n. Thin cells are flagged, and yields only appear where there are enough listings on both the sale and rent side to be meaningful.
  • Land kept separate from built homes, and obvious data-entry errors trimmed, so a billion-naira plot never distorts an apartment benchmark.
  • It compounds. Every new listing sharpens the picture — the tool is worth more each month, automatically.
