A hectare is exactly 10,000 square metres, so how many plots it holds depends on the plot size you use. Using the figure most Nigerian estates quote for a standard plot — about 648 sqm (60ft × 120ft) — a hectare works out to roughly 15 plots. With the smaller 50ft × 100ft plot (about 464.5 sqm) you can fit closer to 21–22 plots. There is no single legal "plot" size in Nigeria, which is why the answer varies — so always confirm the dimensions in square metres before you buy.

Quick answer: 1 hectare = 10,000 sqm. At the commonly quoted 648 sqm plot (60×120ft) that is about 15 plots; at a 464.5 sqm plot (50×100ft), about 21–22. A 100×100ft plot is 929 sqm, and 1 acre (4,047 sqm) is roughly 6 standard plots. "Plot" is a market convention, not a fixed legal unit — verify the sqm on the survey.

The one number that is fixed: 10,000 sqm

A hectare is a metric unit defined as a square 100 metres on each side — 100 m × 100 m = 10,000 square metres, and that never changes. An acre, the older imperial unit, is 43,560 square feet, which converts to 4,047 sqm, so 1 hectare ≈ 2.47 acres. Everything confusing about "plots per hectare" comes not from the hectare, but from the word plot — a market convention, not a legal measurement. Different estates and states carve land into different plot sizes, and all three figures below are in everyday use:

  • 50ft × 100ft — a very common residential plot. 50ft = 15.24 m and 100ft = 30.48 m, so the exact area is 15.24 × 30.48 = 464.5 sqm (often rounded to ~450 sqm in casual talk).
  • 60ft × 120ft — widely quoted as the "standard" plot. The exact conversion is 668.9 sqm, but the industry rounds the sides to a tidy 18 m × 36 m, which is where the famous 648 sqm figure comes from. Both are "correct" depending on when you round — so read the survey plan, not the sales pitch.
  • 100ft × 100ft — a larger square plot favoured for bigger builds. 30.48 m × 30.48 m = 929 sqm.

Conversion table (verified)

Unit / plot Dimensions Square metres Square feet Fits in a hectare
Small plot (50×100ft) 15.24 m × 30.48 m 464.5 sqm 5,000 sq ft ≈ 21–22 plots
Standard plot (60×120ft)* ~18 m × ~36 m 648 sqm (exact 668.9) 7,200 sq ft ≈ 15 plots
Square plot (100×100ft) 30.48 m × 30.48 m 929 sqm 10,000 sq ft ≈ 10–11 plots
1 acre ~63.6 m × 63.6 m 4,047 sqm 43,560 sq ft ≈ 6 standard plots
1 hectare 100 m × 100 m 10,000 sqm 107,639 sq ft — (2.47 acres)

*648 sqm is the convention most estates use (60×120ft treated as 18 m×36 m); the precise conversion is 668.9 sqm. Both are shown so the gap does not surprise you.

How to do the maths yourself

You only need one rule: 1 square foot = 0.0929 sqm. To get plots per hectare, divide 10,000 by the plot's area in sqm — 10,000 ÷ 648 = 15.4 (about 15 plots), 10,000 ÷ 464.5 = 21.5 (about 21–22), 10,000 ÷ 929 = 10.8 (about 10–11). The same logic gives 4,047 ÷ 648 ≈ 6 plots per acre. These are gross counts — after roads, drainage and setbacks the usable plot count is always a little lower.

Why this matters when you buy

Land is often advertised "per plot" while the registered survey is measured in square metres. If a plot is only 464.5 sqm while you assumed 648 sqm, you pay the same money for nearly 30% less land. Before you pay, ask for the size in square metres from the survey plan, confirm whether that is gross or net usable area, and — for investment — price everything per square metre so parcels of different sizes are comparable. Land prices vary hugely by location, so treat any figure as a starting point and check asking prices on live listings.

FAQ

How many plots make a hectare in Lagos?

The same maths applies everywhere: about 15 plots at 648 sqm, or 21–22 at 464.5 sqm (50×100ft). Many Lagos estates quote the 648 sqm standard, so 15 is the usual answer — but always confirm the estate's own plot size.

How many square metres is a 50 by 100 plot?

464.5 sqm. 50ft is 15.24 m and 100ft is 30.48 m, and 15.24 × 30.48 = 464.5 sqm (often rounded to "about 450 sqm").

How many plots are in an acre?

An acre is 4,047 sqm — roughly 6 standard (648 sqm) plots, or about 8–9 of the smaller 50×100ft plots. One hectare equals about 2.47 acres.
